Long Beach Arco ampm For Sale
Asking price: $3.2 million to $3.7 million

LONG BEACH, Calif. -- Estate agent Justin Paperny of Ewing & Associates Sotheby’s International Realty has announced the sale of the ARCO ampm on Willow gas station and convenience store in Long Beach, Calif.

 

The firm has set up the website www.arcoampmonwillow.com to facilitate the sale.

 

The location is listed for between $3.2 million and $3.7 million. Included in the sales price are the Arco station, ampm store, inventory and real property. It is located directly across the street from a Walgreen’s, Albertsons and 7-Eleven.

 

Built in 2006, the station has averaged approximately 260,000 gallons a month over the last 12 months and the store has averaged approximately $90,000 in sales a month during this same time. The station has been completely upgraded and retrofitted.

 

The store sells beer, wine, tobacco and features the California lottery.

 

Paperny said the site is an attractive asset because it “suits so many different types of investors” due to the aggressive listing price, busy corner-lot location, high gasoline volume and high store sales.
